Proyecto de inversión para la reconversión de una finca agrícola tradicional a una finca agroecoturística

Abstract

Analiza en detalle aspectos relacionados con la reconversión de la producción agrícola de una propiedad a la explotación agroecoturística sostenible, ubicada en el Cantón de Coto Brus de Puntarenas, específicamente en el distrito de Agua Buena en la comunidad de Bello Oriente. En el cuerpo del documento se detallan aspectos importantes para el análisis iniciando con hechos históricos que hacen nacer el proyecto, aspectos mercadológicos, técnicos, administrativos y financieros, para evaluar si es viable la realización de dicha reconversión productiva. Se analizan aspectos de oferta turística actual y potencial para el país y la región, se detallan las características principales de los centros de atracción existentes en el Cantón, así como las tarifas establecidas. Se ahonda en la investigación sobre requisitos legales y los trámites a realizar con su respectiva cuantificación de costos. Parte importante del documento busca la evaluación financiera y el análisis respectivo. Detalles de inversión inicial, costos pre operativos, estimaciones de ingresos y mano de obra; además de interpretación de herramientas de análisis financiero como el VAN, TIR entre otros, que permiten al lector evaluar el trabajo realizado. El objetivo general es Evaluar la factibilidad operativa y financiera de reconversión de la explotación de una finca agrícola tradicional a un aprovechamiento agroecoturístico en la comunidad de Bello Oriente de Agua Buena en el Cantón de Coto Brus. Se concluye al realizar investigaciones sobre la oferta y la demanda para el mercado de servicios agroecoturísticos, se encontraron una gran variedad de atractivos que convierten a la región en una zona de gran potencial. Se recomienda ejecutar la inversión bajo las condiciones propuestas.

It analyzes in detail aspects related to the reconversion of agricultural production from a property to sustainable agro-ecotourism exploitation, located in the Coto Brus district of Puntarenas, specifically in the Agua Buena district in the Bello Oriente community. In the body of the document, important aspects are detailed for the analysis, starting with the historical facts that give birth to the project, as well as market, technical, administrative and financial aspects, in order to evaluate if it is viable to carry out this productive reconversion. Aspects of current and potential tourist offer for the country and the region are analyzed, the main characteristics of the existing centers of attraction in the Canton are detailed, as well as the established rates. It is deepened in the investigation on legal requirements and the proceedings to carry out with their respective quantification of costs. An important part of the document looks for the financial evaluation and the respective analysis. Details of initial investment, pre-operational costs, income and labor estimates; as well as interpretation of financial analysis tools such as NPV, IRR, among others, which allow the reader to evaluate the work done. The general objective is to evaluate the operational and financial feasibility of converting a traditional agricultural farm into an agro-ecotourism operation in the community of Bello Oriente de Agua Buena in Coto Brus County. It is concluded by conducting research on supply and demand for the market of agro-ecotourism services, found a variety of attractions that make the region an area of great potential. It is recommended to execute the investment under the proposed conditions.
